Bournemouth Truss Loft Conversion

when your house was built can be an indication how easily your loft can be converted and therefore how much the job will cost

if your home was built before 1960 it’s likely to be ideal for a loft conversion
older rooves were constructed out of individual rafters with clear space between them which makes them simple to convert into useful rooms

During the 1960s houses started to be built using prefabricated “trussed rafter” rooves.
You can recognize them from their distinctive W-shaped webbing.
The big advantage to a builder was that a roof could be erected and felted in a day rather than waiting for timbers to be cut to size and assembled on site as they used to be.

The problem from our viewpoint is a trussed roof supports itself rather than relying on the building’s supporting walls.
This means freeing up the space inside your attic involves finding another way to support the roof.
Modern materials and techniques mean a trussed roof certainly can undergo a loft conversion.
It’s likely to be more complicated and therefore expensive than an already cavernous traditional cut roof construction.

Bournemouth Loft Conversion Specialists

If you’re searching “Bournemouth Loft Conversion Specialists” you probably have a few concerns about picking the right builders, plumbers, architects for your project.
Naturally a specialist Bournemouth loft conversion company will sort everything out for you from surveying your existing loft space, through drawing up plans and getting all the necessary permits up to completing the work before leaving you to enjoy your new bedroom, office, bathroom or games room.

To Set Your Mind at Rest I’m going to walk you through what’s involved in a typical loft conversion - everything we take care of so you don’t have to.
If you give us a call we can put you in touch with previous customers to check how good we are.

Stage 1 – Survey Your Loft

First we need to determine how easy it will be to convert your loft.
There are very few lofts that can’t be converted but more difficulty will add more expense.
If you can stand up straight and raise your arm above your head in the centre of your loft that’s great.
The pitch of the roof will determine the headroom you have so if the slope is more than 30 degrees, consider this box ticked.
A lack of headroom doesn’t mean your loft can’t be converted.
It just means you’ll need to have a dormer added to increase the usable space.

After headroom the biggest concern is the type of roof structure you have.
Traditional cut timber rooves are ideal for loft conversions whereas truss rafter rooves with their W arrangement of struts are more tricky.
They still CAN be converted but increased difficulty = increased price.

Stage 2 – The Plans

We will discuss what you want from your loft conversion then get plans drawn up.
As well as guiding our builders, plumbers etc. these plans will form part of any applications for building regulations approval, planning permission we need to take care of for you.
In most cases Planning Permission won’t be required for your loft conversion.
Building Regulations Permission is mandatory though and takes 6-8 weeks to be granted.

Stage 3 – The Work Begins

With the red tape out of the way we can finally start actually building.
Depending what you want & how difficult it is this stage takes 4-8 weeks.

Stage 4 – Enjoy Your New Space

Once we’re out of your hair – windows, staircase, carpets, bathroom fitted…
You can do whatever you want in your new rooms…
And feel good about the value you just added to your Bournemouth property.

Bournemouth loft Conversion in a Flat

A Bournemouth loft conversion in a flat is going to involve more red tape than a loft conversion in a house or bungalow where you own the whole building simply because of the other people involved.

Unfortunately there just isn’t a way to magic space into your home without affecting other flats in the building.
The communal nature of flats means your neighbours can’t really fail to notice you’re having work done.
As well as basic politeness keeping other residents informed about any disruption they might experience the Party Wall Act means you need to serve notice to any neighbours sharing common boundaries with you.

Because most flats are leasehold properties you will need permission from the freeholder to carry out any major work.
It’s likely that your lease includes details of what you can and can’t do but until you have a green light from the freeholder (or freeholders if it’s shared) there’s no point applying for planning permission which you will also need for a loft conversion in a flat.

Again due to flats’ communal nature, more consideration has to be given to soundproofing than usual.
Improving the loft’s insulation also reduces the amount of sound pollution from your loft conversion so you can kill two birds with one stone there.

Fire regulations can also be stricter for flats than single occupancy buildings.

I didn’t want to mislead you by saying a loft conversion in a flat will be the easiest thing you’ve ever done - because it WON’T!
It probably won’t be the nightmare I’ve painted either.
Provided you keep everyone in the building informed about what’s going on there are ways around every obstacle and we’re here to help you find them.
